Most of the inspections I book happen on a normal schedule — offer accepted on Monday, inspection on Thursday, report on Friday. But some buyers call me in a very different situation. They have hours, not days. Something has come up, and the timeline they were working with just evaporated.
If you need a same day home inspection Calgary has fewer options for than you might think. It is not a service every inspector offers, because clearing a schedule on short notice is not always possible. Here is how I handle urgent requests, what realistic turnaround looks like, and when a same-day or next-day inspection actually makes sense.
When Same-Day or Next-Day Matters
There are a handful of situations where speed is not a luxury, it is the whole point.
Competing Offers and Short Condition Windows
In a hot market, sellers sometimes accept offers with very tight inspection windows — 48 or 72 hours instead of the usual seven to ten days. If your offer was the one accepted on those terms, you need someone who can move fast or the condition lapses and you are locked in.
Shortened Possession Timelines
Occasionally a deal gets restructured on the fly. Financing comes together faster than expected, the seller wants an earlier close, or you are moving on a back-to-back sale where the dates were compressed. If the inspection was supposed to happen three weeks out and now needs to happen this week, I try to make it work.
Unexpected Concerns Before Closing
Sometimes a buyer is well into their condition period when something new comes up. They walk through the property again, they hear something from the seller’s disclosure, they get a comment from a contractor doing a quote. If there is time left and they want a professional opinion before the deal firms, that is a situation where same-day or next-day matters.
Urgent Concerns in an Owned Home
Not every urgent inspection is a purchase. Homeowners call me when they notice something that is not right — a water stain that appeared overnight, a smell that is new, a furnace that is making a sound they have not heard before. In those cases an emergency inspection is about peace of mind and a plan, fast.
How Same-Day Scheduling Actually Works
Here is the honest version of what urgent scheduling looks like from my side.
Response Time
I respond to calls and messages within one hour during business hours — that is my standard response commitment. Business hours are Monday to Saturday 8 AM to 8 PM and Sunday 9 AM to 5 PM. If you call me at 9 AM on a Tuesday, you will hear back by 10 AM at the latest, and usually much sooner.
Same-Day or Next-Day Availability
I can often fit urgent inspections into same-day or next-day slots when my schedule allows. I work as a solo inspector, which means I am the only person you deal with — but it also means there is only one calendar to work with. If I am already booked wall-to-wall that day, same-day is not going to be possible. If there is an open window, or if I can shift something without disrupting another client, I will make it work.

What Gets Prioritized
If you flag your request as emergency priority, it goes to the top of the stack. Emergency priority starts at $500 for the inspection and reflects the rearranged scheduling and response commitment. The pricing category that applies to your property type still matters — a condo emergency is different from a large detached home — but the $500 floor applies to any emergency-priority booking.
If your situation is urgent but not an emergency (you need it this week, not today), I price it at my standard flat-rate tiers and work it into the schedule as soon as possible.
What’s Included in an Urgent Inspection
Same inspection, same thoroughness. Urgent does not mean rushed.
- Full inspection of the roof, exterior, foundation, grading, attic, and all interior systems
- Plumbing, electrical, HVAC, windows, doors, garage, and appliances
- Thermal imaging, moisture testing, and gas detection included at no extra charge
- Two and a half to four hours on-site depending on property size
- Detailed digital PDF report within 24 hours
- Walkthrough of the most important findings before I leave
- Post-inspection phone access if you need anything clarified
I do not cut the scope because the timeline is short. The whole point of an urgent inspection is that you are making a real decision on a real property, and a surface-level look does not help you do that.
Standard Flat-Rate Pricing Applies
The property-type pricing categories are the same regardless of urgency, unless the inspection is flagged as emergency priority.
- Condos: $350 to $550
- Townhomes and duplexes: $400 to $600
- Detached and semi-detached: $450 to $650
All prices include GST. Homes over 3,000 square feet get a custom quote. Emergency priority bookings start at $500, with the property category factoring in from there.
When to Call vs When to Email

Email is fine for anything that can wait a few hours — booking a standard inspection a week out, asking a question about the process, following up on a report. But when the clock is running, the phone gets you the fastest answer.

When you reach me, I will ask a few quick questions: property address, roughly how big the home is, how old it is, whether there are any specific concerns, and when you need the inspection done by. From that I can tell you:
- Whether I can fit you in same-day, next-day, or further out
- What the price will be for your specific property
- Whether emergency priority makes sense for your situation or whether standard pricing applies
If I can do it, we book it on the call. If my schedule makes it genuinely impossible, I will tell you that directly so you can pursue another option.
