Why do I need a home inspection?

A home inspection protects what is likely your largest financial investment. It reveals hidden problems that could cost thousands in repairs, gives you negotiating leverage with the seller, and helps you plan for future maintenance. Even new homes can have defects, so an independent inspection is always recommended.

How long does a home inspection take?

A typical home inspection takes 2 to 4 hours depending on the size, age, and condition of the property. Larger homes, older properties, and those with additional features like outbuildings may take longer. I never rush an inspection because thoroughness is the priority.

Should I attend the inspection?

I strongly encourage you to attend. Walking through the property with me gives you the opportunity to see issues firsthand, ask questions in real time, and learn about the home's systems and maintenance needs. Plan to be available for at least the last hour of the inspection.

What is not covered in a home inspection?

A standard home inspection is a visual examination of accessible areas. It does not include invasive testing, moving furniture, or opening walls. Specialized areas like mold or asbestos testing require separate assessments from qualified specialists. Underground systems and concealed areas are also outside the scope of a standard inspection.

How much does a home inspection cost?

I offer flat-rate pricing based on property type and size. Condos start at $350, townhomes and duplexes start at $400, and detached homes start at $450. All prices include GST, thermal imaging, moisture testing, and gas detection. Contact me for a personalized quote based on your specific property.

What factors affect the inspection price?

The main factors are the property's square footage and type (condo, townhome/duplex, or detached/semi-detached). My flat-rate pricing already includes thermal imaging, moisture testing, and gas detection. Homes over 3,000 sq ft require a custom quote.

What payment methods do you accept?

I accept e-transfer, credit cards, and debit cards. Payment is due at the time of the inspection. I'll confirm the total cost when you book your appointment so there are no surprises.

Is a home inspection worth the cost?

Absolutely. A home inspection typically costs a fraction of what unexpected repairs would cost after purchase. Many buyers recoup the inspection cost through price negotiations based on the findings. Think of it as an insurance policy for your home purchase, one that gives you the information you need to make a confident decision.

Is thermal imaging included in my inspection?

Yes! Thermal imaging, moisture testing, and gas detection are included with every home inspection at no extra charge. I use a professional thermal camera to detect hidden moisture, insulation gaps, and electrical hotspots as part of my standard service.

What Happens on Inspection Day

How do I book an inspection?

You can book an inspection by calling (403) 861-7100, emailing info@singhhomeinspections.ca, or using the contact form on the website. I'll need the property address, approximate size, preferred date, and any specific concerns you have. I typically confirm your appointment within a few hours.

How should I prepare for the inspection?

If you are the current homeowner, please ensure all utilities are on (electricity, gas, water), provide access to the attic, crawl space, electrical panel, and furnace. Clear any items blocking these areas. If you are the buyer, just bring comfortable shoes and a notepad for questions.

What happens during the inspection?

I systematically evaluate every accessible area of the property starting from the exterior and working through the interior. This includes the roof, foundation, structure, electrical, plumbing, HVAC, insulation, windows, doors, and appliances. Photos are taken throughout, and any concerns are noted for the report.

How far in advance should I book?

I recommend booking as soon as your offer is accepted or as early as possible in the buying process. During busy seasons in Calgary's real estate market (typically spring and summer), I suggest booking 3 to 5 days in advance. For emergency inspections, I can often accommodate urgent requests.

What happens if serious issues are found?

If significant issues are discovered, I'll explain the findings clearly and discuss their implications. Your real estate agent can help you negotiate repairs or a price reduction with the seller. In some cases, you may decide to walk away from the purchase entirely. The inspection gives you the information to make the best decision for your situation.

Can I cancel or reschedule my inspection?

Yes, I understand that real estate timelines can change quickly. I ask for at least 24 hours notice for cancellations or rescheduling whenever possible. There is no fee for rescheduling, and I'll work with you to find a new time that fits your schedule.

When will I receive my inspection report?

You will receive your detailed digital inspection report within 24 hours of the inspection, often the same day. The report is delivered via email as a PDF that you can easily share with your real estate agent, lawyer, or anyone else involved in your transaction.

What is included in the inspection report?

Your report includes a comprehensive assessment of every inspected area with high-resolution photos, clear descriptions of any issues found, and a summary of major concerns. Items are categorized by severity so you can quickly identify what needs immediate attention versus routine maintenance. The report also includes helpful maintenance tips.

What format is the report in?

Reports are delivered as professional digital PDF documents that can be viewed on any device. They include colour photographs, clear descriptions, and are organized by building system for easy navigation. The format is designed to be easy to read whether you are a first-time buyer or an experienced investor.

Can I share my report with others?

Yes, the report is yours to share as you see fit. Most clients share it with their real estate agent and lawyer as part of the buying process. The PDF format makes it easy to forward via email or print if needed.
