I use a FLIR thermal imaging camera on every inspection. It lets me see moisture hidden behind walls, insulation gaps, and electrical hotspots that are invisible to the naked eye. I also bring moisture meters and gas leak detectors, because the more data, the better your decision.

Even new homes can have defects, so an independent inspection is always recommended.
How long does a home inspection take?
A typical home inspection takes 2 to 4 hours depending on the size, age, and condition of the property. Larger homes, older properties, and those with additional features like outbuildings may take longer. We never rush an inspection because thoroughness is our priority.
Should I attend the inspection?
We strongly encourage you to attend the inspection. Plan to be available for at least the last hour of the inspection.
What is not covered in a home inspection?
A standard home inspection is a visual examination of accessible areas. It does not include invasive testing, moving furniture, or opening walls. Specialized areas like mold or asbestos testing require separate assessments from qualified specialists. Underground systems and concealed areas are also outside the scope of a standard inspection.
