If I had a dollar for every time someone asked me, “So… how much is this going to cost?” I could probably retire. It’s the very first thing most Calgary homebuyers want to know, and honestly, I get it. You’re already scraping together a down payment, covering legal fees, and trying not to think too hard about the mortgage. Adding another expense stings a bit.

But here’s the thing — a home inspection isn’t just another line item. CMHC lists it alongside appraisals, legal fees, and land transfer fees in its homebuying cost guide for good reason: the few hundred dollars you spend here can shape your entire offer. I’ll walk you through what inspections actually cost in Calgary in 2026, what drives the price up or down, and why I genuinely believe it’s one of the smartest things you can spend money on during the buying process.

Average Cost by Property Type

Condos range from $350 to $550 depending on size. They’re quicker to inspect because I’m not dealing with the roof, exterior walls, or yard — the condo corporation handles all that. I focus on the unit itself: plumbing, electrical, HVAC, and the overall condition of finishes.

Townhomes and duplexes run from $400 to $600. There’s a bit more to look at here — your own entrance, maybe a small yard, sometimes a dedicated roof section. That extra scope adds time.

Detached and semi-detached homes are the bread and butter of what I do in Calgary, ranging from $450 to $650. This covers everything inside and out — roof, foundation, all the major systems, the whole nine yards.

Homes over 3,000 sq ft need a custom quote. These just take longer. I inspected a place in Aspen Woods last fall that had three separate HVAC zones, a walkout basement, and a roofline that looked like a puzzle. That kind of complexity adds real time to the job.

If someone quotes you well below these ranges, ask questions. What’s included? How long will they actually be on-site? There’s usually a reason it’s cheap.

Factors That Affect Price

Not every inspection costs the same, and the price differences actually make sense once you understand what’s behind them.

Property Size

This one’s pretty obvious. A 3,500-square-foot estate home just has more of everything — more walls, more outlets, more plumbing, more windows, more places for things to go wrong. It takes longer than a 900-square-foot condo. That’s the reality.

Age of the Home

Some of my favourite inspections are in those established Calgary neighbourhoods — Ramsay, Inglewood, Bridgeland. Beautiful character homes. But they keep me busy. I’ll often find original wiring, older plumbing materials, foundations that have been shifting for decades, or renovations stacked on top of each other from different eras. A 1950s bungalow always takes me longer than a 2020 new build, sometimes significantly.

Property Type and Complexity

Additions, basement suites, multiple kitchens, complicated rooflines, unusual construction — all of that adds time. I once inspected a home that had a wood-burning fireplace, a hot tub room, and an addition built in three different phases over thirty years. That’s not a two-hour job.

A thermal imaging scan uses infrared to pick up temperature differences behind walls and ceilings. It’s one of my favourite tools because it shows things you literally can’t see — hidden moisture, missing insulation, overheating electrical connections. In a Calgary winter, it’s incredibly useful for spotting where heat is escaping. I’ve found entire wall cavities with zero insulation that the homeowner had no idea about.

Sewer Scope

Older Calgary neighbourhoods often have clay or concrete sewer lines that crack, collapse, or get invaded by tree roots. I always recommend a sewer scope for homes built before 1980. I send a camera down the main drain line and see exactly what’s happening underground. I’ve seen roots so thick they almost completely blocked the pipe. Better to know that before closing day.

Choosing the Right Inspector

Price matters. But it shouldn’t be the only thing you look at. Here’s what I’d suggest:

Check qualifications. Make sure the inspector is certified through a recognized organization and licensed in Alberta. Home inspection businesses and inspectors must hold a licence under the province’s Consumer Protection Act and Home Inspection Business Regulation — this isn’t a hobby, it’s a regulated profession.

Ask about experience. How many inspections have they done? How long have they been working in Calgary? Local experience matters because Calgary has its own building patterns, soil conditions, and climate challenges.

Look at a sample report. A good report should be detailed, well-organized, and loaded with clear photos. If the report is vague, the inspection probably was too.

Ask how long they’ll be on-site. If someone’s promising a full home inspection in 90 minutes, be skeptical. A thorough inspection of a typical home takes two and a half to four hours. There are no shortcuts to doing this right.

Read the reviews. Google reviews, word of mouth from your real estate agent — these tell you a lot about what the experience is actually like.

The cheapest inspection isn’t the best deal if it misses the thing that costs you $15,000 six months later. Pay a fair price for someone who takes the time to do it properly. That’s the real value.
