What you can expect when you hire us
Thanks for choosing Singh Home Inspections! These terms explain what we’ll do for you and what we need from you to make everything go smoothly.
What we do
We provide professional home inspection services throughout Calgary, Airdrie, Cochrane, Okotoks, Chestermere, and surrounding communities within 50km of Calgary. This includes:
- Pre-purchase inspections for home buyers
- Pre-listing inspections for sellers
- New construction inspections
- General maintenance inspections
- Commercial property inspections
What our inspection covers
During a typical 3-4 hour inspection, we’ll take a close look at:
- The structure and foundation
- Electrical systems and outlets
- Plumbing and water systems
- Heating and cooling (HVAC) systems
- Windows, doors, and exterior
- Interior rooms and features
- Attic and basement (if accessible)
- Roofing systems
We follow the standards set by the Canadian Association of Home & Property Inspectors (CAHPI) and the Alberta Professional Home Inspectors Society, so you know you’re getting a thorough, professional inspection.
What we don’t do
Just to be clear, our inspection doesn’t include:
- Areas we can’t safely access (like crawl spaces that are too small)
- Predicting how long things will last
- Checking if everything meets current building codes
- Moving furniture or stored items
- Testing for environmental hazards (unless you specifically ask and we offer that service)
- Anything that requires dismantling or damage to the property
What we need from you
To do our job well, we need you to:
- Give us accurate information about the property
- Make sure we can safely access all areas we need to inspect
- Either be there during the inspection or arrange for someone to let us in
- Pay us as agreed (we accept various payment methods)
- Actually read the report we give you – it contains important information!
Payment terms
- Payment is due when we complete the inspection
- We accept cash, check, credit cards, Interac e-transfer
- If your check bounces, there’s a fee (because our bank charges us)
- Our prices might change occasionally, but we’ll give you 30 days notice
Scheduling and cancellations
We usually can schedule inspections within 2-3 business days, with same-day emergency inspections available upon request.
Cancellation policy:
- Cancel 24+ hours ahead: no charge
- Cancel with less than 24 hours notice: we’ll charge 50%
- No-show: full charge applies
- Bad weather cancellations: we’ll reschedule at no charge
Your inspection report
- You’ll get your detailed digital report within 24 hours of the inspection
- It includes photos of any issues we find and clear explanations
- The report belongs to us, but you have the right to use it for this property purchase
- Need extra copies? Just ask – there’s a small fee
- We encourage you to attend the last 30 minutes of the inspection for a walk-through
Our responsibility (and limits)
We work hard to give you accurate, helpful information, but we need to be realistic about what an inspection can and can’t do:
- If we miss something or make an error, our liability is limited to what you paid us for the inspection
- We can’t be responsible for problems that develop after the inspection
- Home inspections have limitations – we can’t see inside walls or predict the future
- You have 30 days from the inspection date to let us know about any concerns
This isn’t us trying to avoid responsibility – it’s just the reality of what a visual inspection can accomplish.

- CAHPI standards and code of ethics
- Alberta Professional Home Inspectors Society requirements
- Provincial licensing requirements in Alberta
- Continuing education to stay current with best practices
Technology and equipment
We use advanced equipment to give you the most thorough inspection possible:
- Thermal imaging cameras to detect hidden issues
- Moisture meters to identify water problems
- Digital documentation systems for comprehensive reporting
- Professional-grade tools and testing equipment
If there’s a problem
If you’re not happy with something, please talk to us first. Most issues can be resolved with a simple conversation. If we can’t work it out, any disputes will be handled through arbitration in Alberta under Canadian law.
The fine print
These terms represent our complete agreement. Any changes need to be in writing and agreed to by both of us. If part of this agreement becomes unenforceable, the rest still applies.
